Commercial Businesses Work in a Variety of Ways with Hudepohl Construction

Hudepohl Construction has the experience and knowledge to successfully manage commercial construction projects by different project delivery methods.  Hudepohl knows that every project is different and each one demands a different delivery method.  Generally, these methods include:

Design-Build:

  • A business owner contacts Hudepohl concerning a potential project. Typically this contact happens when the business determines that a new facility is needed or an improvement or change to an existing location is required.
  • Hudepohl helps to define the overall scope of work and, on behalf of the business owner, hires an architectural/engineering firm.  Hudepohl then develops a project budget, produces permit drawings, and builds the project for the business owner.
  • Throughout the project, Hudepohl maintains constant contact with the business owner assuring a favorable outcome for the finished project, budget and schedule.
  • The benefits of the Design-Build method are compressed construction schedules as well as keeping a close watch of the construction costs.

Design-Bid-Build:

  • The business owner and/or the architect contacts Hudepohl concerning a potential project. The project scope of work has been defined by the architect and business owner.
  • The architect produces permit drawings that allows Hudepohl to obtain bids from the greater Cincinnati subcontractor market. Hudepohl organizes the bids into one budget and presents this budget to the business owner.
  • Throughout the project, Hudepohl maintains constant contact with the business owner assuring a favorable outcome for the finished project, budget and schedule.
  • The benefit of this method is that drawings are completed prior to construction starting so certain unknowns are discovered and managed prior to the bid stage. A consideration for this method of engaging Hudepohl include the potential for a lengthened project schedule.

GMP (Guaranteed Maximum Price)*:

  • With this type of delivery method, Hudepohl produces a construction budget early on during the design phase of the project. The owner has worked with an architect to produce early schematic sketches which Hudepohl utilizes to produce this budget. Once we have completed the budget, we present it to the business owner and architect team. The budget and description of work becomes the document that the final design is based on.
  • The architect finalizes the construction documents and submits for permit. Once the permit is issued, Hudepohl starts construction based on the GMP document.
  • The main benefit with the GMP is that the construction budget is set early on and will only rise if the owner makes a change to the GMP scope of work.

Construction Management*:

  • When hiring Hudepohl for construction management services, the business owner is contracting with Hudepohl to take the lead as the business owner’s representative.
  • Hudepohl is responsible for the overall construction of the project and acts on the business owner's behalf when issues arise during construction. Hudepohl is responsible for pay request reviews, managing the budget, bidding out the different sections of work, and maintaining the overall construction schedule.
  • Periodically (once or twice a month), Hudepohl meets with the business owner and delivers a "state of the project" status report.
  • Typically on a construction management contract, Hudepohl is compensated on a negotiated hourly rate for the Hudepohl project team members involved in the project.

* Both Construction Management and GMP can be included with a Design-Build or Design-Bid-Build delivery method.
